Gustafson, <br />Owner <br />'30122 <br />11/3/59 Page 3 <br />As directed by the Village Council, we hereby submit this report <br />of our preliminary investigation of the proposed subdivision of <br />Lot 69, Auditor's Subdivision No. 89 by George 0. Gustafson, present- <br />ly zoned for Residential "A" development. <br />Future Water and Sanitary Sewer service could be provided by connection <br />to water mains and sanitary sewer lines which could be located in <br />Groveland Avenue and the proposed extension of Fairchild Avenue. <br />The Street Right -of -Way width of 33' for the proposed Fairchild Avenue <br />extension is adequate for a z street width. The remaining 33' could <br />be obtained from the property abutting to the East at some future date <br />when the Fairchild Street connection is desired. <br />It is suggested an additional 15' of right -of -way for the East one -half <br />of Groveland should be dedicated along with the plat. Since Groveland <br />is planned as a Major North -South street, a minimum of 80 foot wide right <br />of -way will be required to construct the street under current sub- division <br />regulations, Section 112.5 -1. <br />The East -West dimensions of the proposed lots should be adjusted, keeping <br />in mind the additional right -of -way requirement will exist for future <br />sub- divisions over the entire North -South dimension of Groveland Avenue <br />from County Road "J" to T.H. #10. <br />Lots 1 thru 5 inclusive, should be red tagged so that building permits <br />are not issued for these lots until proper street access is available. <br />The subdivision regulations require the developer to open, grade, and <br />surface all proposed new streets within the proposed sub division namely <br />the West one -half of Fairchild Avenue. It appears that this requirement <br />will either have to be waived or satisfied by a bond or Escrow deposit. <br />The difficulty is in determining a reasonable estimate of the cost for <br />this work when the time element for opening the street is unknown. It <br />appears the most reasonable way to completely satisfy the regulations <br />would be for the developer to plat only the West one -half of Lot 69 at this <br />time, and plat the East one -half of Lot 69 at some future date when access <br />is available to Fairchild Avenue. <br />Storm Water from the greater portion of Lot 69 flows to the South and <br />collects in the low area approximately 150' South of the South Boundary of <br />the Plat. <br />
