Director Sh�Idon <br />explained that the r�iios in the Cify's code create a harciship for a shopping <br />center of �his size and that the applica�t did nai choose the ratio. Tf�e hardship <br />is coming from 4he ra�io rather fhan fihe square footage being added by the <br />applicant. She nofied that the 6,000 square fs�t for the dinner house rest�urants <br />came from the applicant's pian. <br />Com►nissiorrer �rasaenale suggested leaving the parking count for fhe current <br />shopping center as is, and use the raiios from fihe Code fo calculate fhe amount <br />of parking needed for the expansion. He asked vvhat pefcentage reduciion <br />would be needed using the allaw�nce for daytime and nightfime uses to gef fo <br />the 4�4 spaces being provided. He ir7dicaied his desire to address the parking <br />questior� with �ither a variance or an allowance for daytime and nighfiime uses, <br />but r�oi both if possible. �irector Sheldon responded thafi it would take a 26% <br />reduction to go from 492 to 454 spaces. Director Sheldon explained that she felt <br />it was easier fio show ihat there was a probfem with the ratios and fix it #hrough a <br />variance rather ihan j�sst using fhe daytime-nighttime reduciion. She noted that if <br />you appty the current ratios to the square footage that is changing, there would <br />be 6�i4 spaces required buf noted that there may be a problem with how the 614 <br />spaces were calcula�ed. � <br />Coerrmtlssioner Stevertso� asked wi�ich time would be the busiesfi for �he <br />shopping center. He was concerned if the ratias were not changed, and only the <br />reduction fflr dayfiime and nighttime uses were used, there would not be enough <br />parking at peak times. <br />Corrtmfssioner �rasaerre% asked whai would be the fiotai n�amber of parking <br />spaces that woufd be needed for the entire center incfuding the expansion, using <br />the curren# ratios.
