The <br />applicant wilI modify the pians prior to City Council action to reflect.the correct "NURP" <br />designation. <br />Thre� addiiional handicap parking stalls are required to be shown an Lot 2 adjacent the <br />b�ailding's main entrance. Additionally, in accardance with ADA requiretnents, additional <br />ha�dicap stalls should be shovm in the underground parking facility in order to satisfy the <br />AIaA requiremenfs of one handicap space per 25 spaces. The applicant will modify the <br />site plans to reflect these requirements. <br />� Pacicing stalls on Lots 2-4, white consisting of a minimum of 1�0 square feet, are of a 10' <br />x I$' configuratian instead of the City's standard 9' x 20' configuration. It is staff's <br />pasitian fihat the extra width is desirable and that the 2' lost in stiatl length is not <br />;`', deiriment�l to on-site parkin� or circulation. The PLTL7 agreement will be amended to <br />reflect this tnodification. <br />The Iatest submittal includes some conflicts with details of the planting plan. The appIicant <br />will amend the plans so that pIanting details wiU appear only on sheet 1 of the Landscape <br />Plan and on sheet LI for the Holiday 5taionstore. <br />The Mounds View City Fores�er has reviewed the l�ndscape pIans and planting schedule <br />and finds them acceptable overall but has made some suggestions that the developers may <br />want to incorporate prior io City Council actioc�. First, the Nio6e Weeping Willaw are <br />high maintenance trees wi�h a shori life span. While they are apprapriate trees, they mzght <br />crowd out o#her vegeiatian and then begin to die off prompiin� their removal. It was <br />suggested fihai more River Birch be planted in their pIace. Second, the Chuckles shrub <br />rose--while a nice plant-- typicaIIy have not performed welI in Mounds View soils. IVearly <br />Wild shrub rose should be planted in tiieir ptace. Last, the Forester questioned whether or <br />not th� Red Barron crab trees are disease resistant and commented that nurseries often da <br />nat carry this iree. �£ a substiiution becomes necessary, either of the following flowering <br />crabs would be accepiable: Red Splendor, Snowdrifi, Spring�naw or Pink Spires. <br />The owner o� the fufiure Holiday Stationstore has indic�ted throughout the process that <br />�he �ar wash i�,ciIity will minimize the use of water and thereby reduc� the amouni of <br />waste water generated on site by recyciing at least b0% of the water used in thai facility. <br />As such, th� applicant has agreed that the PUD agreement be amended to include <br />ianguage to the ef�°ect. <br />
