Mr. Keehrt sug�es�ts that �t a minimum, a t0;1 slope should be used with a water depth of <br />na more than %ur feet. �ir. Keehn's finat comment concemed the sumrr�ary-nai�.ire of the <br />hydrologic calculaiiat�s. All of the draina�e calculations and input data used ta detecmzne <br />elevations and pond size will. need to be provided. <br />There has been some discussion wi�h the applicant about pip�ng the water �o the wetlarid on the <br />D.W. 7on�� property and creating a detention pond (for water quality purposes} on that property in <br />cooperation with the property owner_ The applicant i� seeking a discussioc� with D�le Jones, the <br />property owrier, about this idea. �1r. I{eehn recommended tlus approach b�cause he felt it vaould <br />b� better if th� detention pond were ofiihe site, given it is heing developed v�rith mt�liiple family <br />housing. <br />Staff is proposing �hat these drainage issues be addressed between this meeting of Plaruung <br />Commission� and your next meeting. <br />Accesse <br />Access �o the site will be accomplished with a single entryway south of the existing Ited Oak <br />Apartments entr�way. The drive access will be in between the apartments and the �ownhome units. <br />The e�sting driveway setvicing Red Oak Aparttnents will be removed. The driveway is shown at a <br />24-foo� width. Camments received back from ihe Fire I+�arshal raised two issues, on� of which <br />concerned the access. Th� Fire �iarshal would prefer a 2�-£oot wide access road which would <br />allow for better access to etnergency vehicles. The applicant will need to adjust the site plan to <br />accommodate any necessary changes made to the access roads. The Fire Marshal's oiher concem <br />regarded the grovision of a fire hydrant on the property. <br />Landscape Plcrn: � <br />The 11" x 17" plans submit�ed by the applicant include a landscape plan which has been %rwarded <br />to the itick Wriskey, Mounds View's City Forester. In addition, the applicant provided on Friday, <br />Jtane I3, a revised landscaping plan {24" x 36"} which changed some of the plant materials. The <br />original landscap� plan was referred to ihe City Forester for revi�w, We have no� had an <br />opporturuiy to refe� the Iater plan, but will after th� Pla.nnitlg Cominission me��ing on June 1�. <br />'The appli�ant has indicated a desire to retain sig�vficant trees on the site where possibie. <br />Staff re�eived the following comm�n�s from the City Fores�er on the proposed la�dscape plan: <br />� Trees praposed to be preserved must b� fenced during constnaction. Care must be taken to <br />protect the area surrounding each tre� �quai �o its dripline. No iteavy machinery or <br />equipment shall er�ter within these areas so as to protect fragile rooi systerns. <br />
