_ - <br />_ ;� ;. <br />_ <br />� . =; R - - _— -- - ---- ---. ..� - . � <br />Item # 7 <br />City of Mounds View <br />Planning Commission Report <br />MeetiTZg Date: May 17, 2000 <br />Title: <br />CONSIDERATION OF A CONDITIONAL USE PERMIT REQUEST FOR A 400 SQUARE- <br />FOOT OVER-SIZED SHED LOCATED AT 7474 GROVELAND ROAD <br />Planning Case No: <br />Applacant: <br />Locatiora: <br />Applicable Regulatio�zs: <br />CU00-005 <br />Phil Johnson <br />7474 Groveland Road <br />• Section 1106.03, Subd. lh, states that no property shall have more than one shed and one garage. <br />• Section 1106.03, Subd. lj, stipulates that the combined square footage for all accessory buildings <br />in a rear yard shall not occupy more than 20% of the rear yard. <br />• Section 1106.04, SuUd. 7lists the specific conditional use requirements for an over-sized shed. <br />• Section 1125.01, Subdivision 1 lists the general adverse effects criteria which need to be addressed <br />in order for a conditional use permit to be approved <br />Introduction: <br />The applicant, Phil Johnson, is requesting approval of a conditional use pennit to allow for the <br />construction of a 400 square-foot oversized shed in the backyard of his property at 7474 <br />Groveland Road. The 15,840 square-foot, well maintained lot is improved with a newer bricic <br />split-level home and attached two-car garage. There is currently one small shed on the property <br />that will be removed to make room for the proposed, larger shed. Numerous mature trees and an <br />8-foot tall privacy fence shield the back yard of view from adjacent properties. <br />Discussion: <br />Section 1106.4, Subdivision 7lists the specific conditional use permit requirements for accessory <br />storage buildings in excess of 216 square feet. These requirements, such as setbacics and <br />maximum square-footage would be met with this proposal. The setbacics for an accessory structure <br />are five feet; the applicant is proposing to locate the shed in the southwest.corner of the rear yard <br />no closer than five feet to the property line. The area of the proposed shed would be 400 square <br />feet, which is the maximum allowed. The Code requires that by accessory buildings take up no <br />more than 20 percent of a rear yard; this proposal would equate to an 8.9 percent coverage. <br />
