Industrial Land Use & Goals
4110 The primary industrial area in Mounds View is located in the southeast corner of the City
generally in the area of the intersection of County Highway 10 and Interstate 35W. The Mounds
View Business Park provides a major portion of the industrial uses in the community. The
business park is developed with the exception of a site on County Highway 10 at the west end of
the business park which is projected for a future building expansion. In addition there are vacant
sites and single family residential uses at the southwest quadrant of the intersection of County
Highway 10 and Woodale Drive where future business park expansion could occur.
Redevelopment of older industrial and commercial buildings along the north side of County Road
H west of County Highway 10 for light industrial use should also be considered. Long term future
industrial expansion should also be considered for the current Townsedge Terrace Manufactured
Home Park and the adjacent Skyline Motel site along Old Highway 8.
Goal 1: Industrial development shall be considered in order to provide a broad tax base and
an expanded employment base within Mounds View.
Goal 2: Ensure that industrial development is compatible with adjacent land uses and is
accommodated without destroying desirable environmental features and natural
amenities.
Existing Future Change
Land Use Category Acres Percent Acres
.Percent
ent Acres
Percent ent
• \ \ A /II \ fiVIINY i .
ijt
Residential 1,327.87 50.36% 1318.86 50.01% -9.01 -0.34%
j.... .. ... :y' Yr...>iK 1:1''i3J.,.`: a::fA:o..N``z c;,: ulf .L.. afau.'.;'.
:.......?>:>»>:ryL'kiiii' :''::".' »K<"u" ... ..:.'::. „6N.J»>. f.:Za'.o.>i. >»G C,).+:,j: f`
4 0>. k>
...f :.»>:.::......> .h 4o:::i:.:tKKy9,>,.:. i"') .'
