<br />. <br /> <br />. <br /> <br />. <br /> <br />Mr. Greg Lee <br />Mounds View, MN <br />Manufactured Housing Parks - Proposal <br /> <br />File No. 435-02-000 <br />December 20, 2002 <br />Page 2 <br /> <br />Task 2 - Field Reconnaissance <br /> <br />A reconnaissance of the site shall be conducted in order to view existing characteristics and area <br />surroundings. This would be done from both the traffic engineering and municipal engineering <br />aspects, and would include investigation of existing storm sewer and drainage patterns. <br /> <br />Task 3 - Traffic Impact Assessment <br /> <br />In review of the site, it is obvious that the location for a second access is at the gated location <br />that intersects with Raymond Avenue/Belle Lane near the northwest corner of the park. Given <br />that, we would prepare a traffic assessment of the volume impact on Raymond A venue/Belle <br />Lane under the scenario of a second access at the aforementioned location. Traffic estimates, as <br />they affect Raymond A venue/Belle Lane, would be prepared. The impact of such volume <br />increases would be analyzed using accepted traffic planning criteria. <br /> <br />Task 4 - Preliminary Layout and Estimating <br /> <br />A preliminary layout and design of the proposed connection would be performed. A cost <br />estimate for use in the feasibility study would be prepared based on the preliminary layout. <br /> <br />Task 5 - Documentation <br /> <br />The results of the traffic assessment and municipal engineering investigations would be provided <br />in a feasibility report. This would include cost estimates and figures as appropriate. <br /> <br />Task 6 - Meetings <br /> <br />Weare preparing our budget based upon one meeting at the end of the study. This meeting <br />could be with staff to discuss the study results or could be with the Planning Commission and lor <br />City Council. We would attend at your direction. Additional meetings could be attended at your <br />discretion and would be invoiced as an additional service. <br /> <br />Towns Edt!e Terrace Park <br /> <br />Task 1 - Traffic Counts <br /> <br />A 24-hour count, hourly and by direction should be taken at Windsor Way, the existing access <br />road into the park.
