He explained staff was
proposing to change the size of mixed use developments from five acres to four acres for the
minimum project size.

Mayor Flaherty understood Crossroad Pointe was driving this amendment. He questioned why
the City set a five-acre minimum to begin with. City Administrator Ericson believed there was
some concern that if the limit was smaller than five acres, the City would be overwhelmed with
requests. However, this was not the case. For this reason, staff was supporting the minimum
project size being reduced to four acres.

MOTION/SECOND: Mueller/Hull. It was noted all minimum standards were
being met by the subdivision. He noted the applicant would be responsible for paying $1,082 in
Park Dedication fees for the new parcel. Staff explained the Planning Commission reviewed this
request at their February 17 th meeting and recommended approval.

Mayor Flaherty asked if the current home met all existing setback requirements.
