Item 09C
December 11, 2017
Page 5
Since the total number of parking stalls planned (12 1) is less than
that guided by the ordinance (150), Staff requested that the
Developer justify the lower number, based on similar projects. The
chart below compares this project to other MWF projects. The
project will accommodate two stalls per apartment, or one stall per
bedroom.
MWF Properties - Parking Ratios
PROPERTY citV
Year
'Stories
Units
Bedrooms
Park Type
Surface UG
Stalls Stallslllnit StallslBedroom
Red Rock Square
Newport
2017
3
42
102
17
53
70
1.67
0.69
Forest Oak 11
Forest Lake
2016
3
36
90
24
42
66
1.83
0.73
Forest Oak
Forest Lake
2012
3
36
so
25
44
64
1.92
0.77
Lakes Run
New Brighton
2006
3
52
117
54
53
107
2.06
0.41
(Interlaken Place
Wa Onia
2008
3
48
118
55
53
108
2.25
0.42
Willow Ridge
Vadnais Nei h
2007
3
47
113
51
1 104
2.21
0.42
Boulevard
I Mounds View
2614
3 1
60
1 122
1 56
E5
121 1
202 1
0: 59
Sibley Cove
Ma lewopd
2004
3 1
81
1 172
1 104
84
188 1
2.32 1
1.09
Source: MWF Properties
Landscaping
The properties currently include 195 trees, 105 of which will be
removed. Those staying, are trees along the eastern and northern
property lines.
A 6' privacy fence will be installed along the property lines shared
with 8020, 8030, & 8040 Groveland Rd. The fence is intended to
screen the adjacent parking lot and storm -water pond.
Lighting The photometric plan indicates that a lamp lighting the west
building entrance, will create light trespass onto the neighboring
property in excess of what is allowed (0.4 fc maximum, 0.9 fc
proposed).
It is Staff's opinion that this would be better to resolve on-site, and
that the developer and neighbor should discuss what is acceptable
to both.
Building Setback Within the County Road 10 Corridor Overlay District, buildings are
encouraged to be no more than 5' set back from the front property
line. Seven -feet is proposed. The building will have an undulating
front fagade.
Building Exterior Within the County Road 10 Corridor Overlay District, at least 50%
of the exterior materials must include masonry (brick, stone,
stucco), glass, or comparable materials.
Required
Proposed
Deciduous Trees
13
25
Coniferous (evergreen) Trees
13
17
Ornamental Trees
13
20
Shrubs
83
130
The properties currently include 195 trees, 105 of which will be
removed.
