The drainage and utility system plans are submitted to and subject to the <br /> approval of the Director of Public Works/City Engineer. <br /> The drainage and utility plans have been submitted to and approved by the <br /> Director of Public Works and the City Engineer subject to modifications outlined <br /> in the attached April 13, 1998 memo from Rocky Keehn. <br /> Criteria Met <br /> 7. The development schedule insures a logical development of the site which will <br /> protect the public interest and conserve land. <br /> The Developer is proposing to complete grading at one time to facilitate <br /> development,minimize intrusion on the surrounding neighborhood and to <br /> minimize costs. Construction of the theater will begin immediately upon City <br /> approval, with the construction of the most easterly office building to follow. The <br /> construction of the remaining structures will begin when tenants are found and <br /> leases are signed. Construction of screen fencing and landscaping of buffer areas <br /> should occur in the first phase to minimize the impact on the adjacent residential <br /> area. <br /> Criteria Met <br /> 8. The development is in compliance with the requirements of Chapter 1010 and <br /> Titles 1200 and 1300 of this code. <br /> The proposed development will encroach on the wetland buffer area required in • <br /> Title 1010. The developer has applied for the necessary wetland buffer permit as <br /> per ordinance requirements. <br /> The developer is proposing to subdivide the property. In accordance with Title <br /> 1200, the subdivision will be considered a major subdivision. Therefore, City <br /> approval of a preliminary and final plat will be required prior to the issuance of <br /> permits for more than one building on the site. The developer has applied for plat <br /> approval and is in the process of completing the preliminary plat drawing. The <br /> plat will have to be approved separately from the PUD. <br /> The proposed plans have been reviewed by the City Engineer and there are no <br /> flood plain or surface water drainage issues associated Title 1300 of the code. <br /> Criteria Met Upon City Approval of the Plat and Wetland Buffer Permit <br /> 4 <br />
