by our tenant that can accommodate a density such as we propose. <br /> Coordination with Other Plan Elements <br /> Our proposal contemplates creation of a cul-de-sac entirely with our project and approximately 275 <br /> feet north of County Road I for Eastwood Road. We propose to construct the cul-de-sac in such a <br /> fashion that emergency vehicle(only) access from Highway 10 to Eastwood Road through the cul- <br /> de-sac would be maintained. Pedestrian access to the development from the Eastwood Road <br /> neighborhood would also be maintained. Additionally,we would agree,as part of the change in the <br /> Comprehensive Plan,to continue a sidewalk,at our expense,from Greenwood Road to the site. This <br /> would allow for pedestrian access in this location where presently none exists. <br /> Effects on Abutting Property Owners <br /> This proposal admittedly affects the adjacent property owners. The adjacent property owners include <br /> a contemplated multi-family residential project to the north,and five single-family residential parcels <br /> to the north and east. As mentioned earlier in this written statement, the low level of density <br /> contemplated by this development allows for a substantial buffer between the abutting properties and <br /> the proposed development. We have generated site plans that show this buffer to be anywhere from <br /> 50-80 feet from the edge of the pavement to the property line. Additionally, our proposal <br /> contemplates utilizing such buffering materials as residential style cedar fencing adjacent to the <br /> single-family homes,berms,and a mixture of deciduous and coniferous plantings. We will also keep <br /> as many of the existing nature planting, as possible in the buffer-areas. : <br /> We have met with each of the adjacent single-family residential property owners. Overwhelmingly, <br /> 'their concerns are the impacts of traffic, drainage and value. <br /> We believe we can minimize the impact of traffic generated noise,headlight sweeps and so-on by <br /> the buffer materials mentioned above. Additionally, we can arrange to have truck deliveries occur <br /> during normal business hours only. Typically our client has only one semi-truck type delivery per <br /> week. The balance are local delivery trucks. <br /> -3- <br />
