• Performs minor plan review for non-structural building and zoning permits to <br />ensure compliance with the applicable Codes. <br />• Processes and issues non-structural building permits, zoning permits, plumbing <br />permits and mechanical permits as appropriate. <br />• Notifies residents, /property owners and contractors who are performing building <br />or construction work without a permit to ensure required permits and licenses are <br />obtained, and appropriate fees are collected and requisite inspections are <br />conducted. Informs appropriate City Staff of those residents, /property owners or <br />contractors who are in violation of City codes and State regulations. <br />• Maintains, coordinates and processes City contractor and multiple-family registration <br />license files and ensures that renewals are completed as required by City <br />ordinances. <br />• Assists with the scheduling of annual housing inspections and ensures that owners and/or <br />managers are notified in writing of the date and time of the inspection and processes violation <br />reports as required by ordinances. <br />• Maintains Assists in setting up and maintaining an orderly electronic filing systems for a <br />variety of records and correspondence to ensure prompt retrieval of information <br />as required or needed; ensures all appropriate department data is scanned and <br />electronically filed. <br />• Maintain accurate City records according to City’s retention schedule ensuring <br />assuring that boxes are labeled for storage and disposed of as necessary. <br />• Assists in maintaining complete and accurate address files, Planning Commission minutes, <br />Planning Commission Resolutions, building permit and all other permit records, planning <br />applications and other files and necessary. <br />• Provides counter coverage to assist customers with building, zoning, planning, <br />engineering, or housing inspection requests and answers other general questions related <br />to the department and the City. Uses designated computer software to retrieve <br />property information to answer public inquiries. Determines fees as appropriate <br />and properly receipts all monies received. <br />• Answers community development phone lines and responds to voice mail <br />messages, department facsimiles and community development electronic mail <br />on an on-going basis. <br />• Assists community development staff with computer-based applications <br />• Schedules building and housing inspections as needed. <br />• Assists in compiling and distributing Planning Commission packets to Commission members, <br />staff, applicants, and interested parties to ensure all are informed of items to be reviewed at <br />scheduled meetings. <br />• Prepares, publishes and mails public hearing legal notices according to established procedures to <br />ensure affected and impacted residents and property owners are informed of City Council and <br />Planning Commission hearings and meetings. Creates location maps identifying the appropriate <br />mailing areas and creates lists of affected property owners for public hearing mailings. <br />Composes affidavits of mailing notice for public hearing publications. <br />
