Jones, Inc. and Five D Limited, are requesting approval of a rezoning from B-2, <br /> Limited Business District, to a mixed-use PUD,Planned Unit Development, and approval of a general <br /> concept plan for properties located southeast of the intersection of Highway 10 and Silver Lake Road. <br /> Excluding that property occupied by TJB Homes,the eight parcels in this development cover <br /> approximately 13 acres. George and Christine Winiecki is no longer partners in this project as they <br /> • have sold their property to Five D Limited and purchased the site now occupied by TJB Homes. The <br /> uses proposed with this development include: <br /> • gas station/convenience market with fast food restaurant/car wash <br /> • sit-down style restaurant <br /> • 83-unit senior housing complex <br /> • one-story office building <br /> There are two actions needing City Council approval to allow this project to go forward. These <br /> include: <br /> t approval of a general concept plan; and <br /> approval of the ordinance changing the City's official zoning map for this property from <br /> B-2 to PUD <br /> On April 16, 1997,the Planning Commission, in Resolution 505-97, recommended approval of the <br /> rezoning and general concept plan by a three to two vote margin. <br /> Action by City Council to Date: <br /> At your meeting on April 28,the City Council introduced for first reading Ordinance No. 599 <br /> which would change the zoning designation on the D.W. Jones property to PUD. The resolution <br /> regarding the general concept plan was not before you at that time, because staff expected to <br /> prepare it for the meeting when you would be considering second reading of Ordinance No. 599. <br /> Since the April 28 meeting, the City Attorney and staff have consulted further about the order in <br /> which actions need to be taken. We are suggesting for this meeting,that City Council take action <br />
