Strive for compatibility of adjacent land uses. <br /> <br />i. Provide a clear and concise guidance so that developers and builders will meet the standards <br />the City has specified in the official controls, including zoning and subdivision ordinances <br />and the official maps. <br /> <br />Goal 2: Preserve and protect property values. <br /> <br />Policy: <br /> <br />a. The City will encourage improvements or redevelopment of blighted properties to enhance <br />the tax base of individual sites and to protect the tax base of the surrounding area. The City <br />will continue using the Housing Resource Center and the Housing Replacement Program as <br />a resource for property owners. <br /> <br />b. Use redevelopment tools made possible by various federal, state, local government and non- <br />profit programs to revitalize aging residential properties. <br /> <br />Goal 3: Ensure that future development and redevelopment is compatible with <br />the features of the natural environment and is done without destroying <br />desirable environmental features and natural amenities. <br /> <br />Policies: <br /> <br />a. The City shall restrict development on or near wetlands, flood plains, shorelands and other <br />natural features that perform important public protection functions in their natural state. <br /> <br />b. Where desirable and practical, features such as wetlands, flood plains and shorelands shall be <br />maintained in a natural state, or in a condition appropriate for passive recreational uses. <br /> <br />c. Development and redevelopment must respect the natural hydrology and unique features of <br />the land. <br /> <br />d. The City shall encourage the preservation of trees and natural vegetation wherever possible. <br /> <br />e. The City may consider and encourage the use of storm water infiltration features where <br />appropriate. <br /> <br />f. Support the use of planned unit development for sites with development challenges including <br />site shape or significant natural features to allow for creative design and site preservation.
