Mounds View Planning Commission February 5, 1986 <br /> Regular Meeting Page Two <br /> 0 sketch of the area, showing how .he proposed to <br /> develop it. <br /> Mr. Vogt, of Red Oak Drive, stated that he under- <br /> stands that if he takes his back yard and his <br /> mother' s, they would have enough to subdivide their <br /> lots. <br /> Director Thatcher explained that if they were to <br /> subdivide, they would have to meet the frontage <br /> requirements on the road, and it did not appear <br /> they would have adequate frontage for that. <br /> Chairman Mountin clarified that Mr. Cook is not <br /> interested in developing the property of any <br /> existing homes, but rather the Planning Commission <br /> wants to determine if any of the residents are <br /> interested in setting into Mr. Cook' s development <br /> so that their property is not landlocked. She <br /> added the plan is conceptual at this time, but <br /> emphasized that if anyone would want to subdivide <br /> their property, they would have to do it at this <br /> time or else they will be landlocked permanently. <br /> Mr. Cook indicated he must know as soon as possible <br /> IIIif anyone is interested in adding their property <br /> to his development. <br /> Claude Weatherly asked what would be done with <br /> the water problem on the north side of the area. <br /> Director Thatcher replied the area in question is <br /> low land, with no positive outlet, but there is a <br /> storm sewer there. He explained that a <br /> storm water holding pond would have to be built <br /> so that storm water after development would not <br /> exceed the storm water that runs off presently. <br /> He added this area is in the City's plan to work <br /> on next year, for this type of problem. <br /> Mr. Vogt asked if the change to underground power <br /> would increase his electric rate. <br /> Mr. Cook replied it would not. <br /> Director Thatcher reviewed the proposed lot sizes, <br /> stating that they meet City requirements. He <br /> stated that it has been determined the development <br /> would generate approximately 60 trips per day. <br /> III <br />
