Mounds View Planning Commission February 5, 3986 <br /> Regular Meeting Page Three <br /> IIIChairman Mountin pointed out there is quite a mix <br /> of density throughout the City, in response to a <br /> concern stated that the existing lots were much <br /> larger than what is proposed for this development. <br /> She explained the City cannot require a developer <br /> to make the lots larger than what is required by <br /> ordinance. <br /> Mr. Cook stated the price ranges of the homes <br /> would be $90, 000 to $320, 000, and stated that he <br /> is not the builder but would be selling the lots <br /> to builders. In response to questioning, he <br /> stated the prices of the lots will start at <br /> approximately $27 , 000. <br /> Chairman Mountin stated that when this development <br /> goes to the Council level for their approval, <br /> official notice will be sent to the residents of <br /> the area, and she added the Council will most likely <br /> exceed the 350 ' requirement in the mailing of <br /> notices. <br /> Mike Knapp asked what type of architectural control <br /> there would be. <br /> 410Chairman Mountin replied there is no architectural <br /> review board in Mounds View, and the square foot <br /> requirements for a single story home are 960 sf. , <br /> and 780 sf. per floor fora two story home. <br /> Mr. Knapp asked if the developer would have to post <br /> a performance bond. <br /> Director Thatcher replied that some type of security <br /> must be put forth, as determined by the Council. He <br /> also explained the City may be purchasing the third <br /> lot in on the north side of the property, as storm <br /> sewer runs through that piece of property and a storm <br /> water retention basin is required for this area, and <br /> that particular location would appear to be the most <br /> logical. He added a detailed study is being done in <br /> this area to determine cost effective solutions to <br /> dealing with the runoff. He also explained the City <br /> would maintain the area, and that the developer pays <br /> a fee to the storm water management fund, and the <br /> City uses those funds, along with funds from the State, <br /> to make needed improvements. <br /> Director Thatcher stated that if anyone is interested <br /> in subdividing their property, they must contact him <br /> illby February 10th, and he in turn will get in touch <br /> with Mr. Cook. <br /> Chairman Mountin closed the informational meeting <br /> at 8 : 25 PM and continued on with the regular <br /> meeting. <br />► A <br />
