Currently <br /> Rice Creek pumps the water from the pond into <br /> the ditch. There was discussion on snow storage <br /> on the site and if the winter was severe, the <br /> snow would have to be trucked out . <br /> The Planning Commission indicated that it was <br /> the intent to have business in this area of the <br /> City and not have this type of development go <br /> west . It was expressed that this provides a <br /> balance and keeps this type of development on <br /> one end of the City. It also balances the Mounds <br /> View Square center . The Planning Commission felt <br /> that the proposal is in conformance with the <br /> Comprehensive Plan and the City would have control <br /> of the site because of the CUP/PUD to improve the <br /> site that needs upgrading. The Planning Commis- <br /> sion felt that the landscaping plan needs some <br /> revisions, particularly on the north side of the <br /> property. <br /> The Planning Commission wanted a lighting plan, <br /> Illrevised landscaping plan and a sign plan <br /> bmitted for their review at their next meeting <br /> when they would consider the development stage <br /> plans of the CUP/PUD. <br /> Motion/Second: Jones/Burgers to approve <br /> Resolution No. 265-89 recommending approval <br /> of the rezoning of the Hardees portion <br /> of the property from B-4 to B-3, the <br /> proposed conditional use permit for the <br /> Hardees convenience food restaurant with <br /> drive-through facilities, and conditional use <br /> permit/planned unit development to allow <br /> more than one principal building on the <br /> site. <br /> 5 ayes 0 nays Motion Carried <br /> Chairman Mountin adjourned the meeting at 4.
