MOUNDS VIEW PLANNING COMMISSION <br /> RESOLUTION NO. 265-89 <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION RECOMMENDING APPROVAL OF MOUNDS VIEW SQUARE <br /> PROPOSED REZONING, CONCEPTUAL STAGE CONDITIONAL USE PERMIT/ <br /> PLANNED UNIT DEVELOPMENT AND CONDITIONAL USE PERMIT <br /> FOR A HARDEE 'S CONVENIENCE FOOD RESTAURANT, <br /> PLANNING CASE NO. 276-89 <br /> WHEREAS, the Planning Commission has reviewed the <br /> requested rezoning from B-4 to B-3, conceptual stage <br /> Conditional Use Permit/Planned Unit Development and <br /> Conditional Use Permit for the convenience food restaurant <br /> to be located at the Mounds View Square Shopping Center site <br /> (PIN 07-30-23-11-0001 ) . <br /> WHEREAS, the Planning Commission has reviewed the <br /> proposed rezoning request as a separate issue from the site <br /> development plans; and <br /> WHEREAS, the Planning Commission has reviewed the <br /> criteria for all proposed rezonings ; and <br /> • WHEREAS, the Planning Commission has determined that <br /> the proposed rezoning is in conformance with the <br /> Comprehensive Plan; and <br /> WHEREAS, the Planning Commission has determined that <br /> the proposed rezoning will not have an adverse impact on the <br /> surrounding properties; and <br /> WHEREAS, the Planning Commission has reviewed the <br /> geographical area involved; and <br /> WHEREAS, the Planning Commission has determined the <br /> =-- - - <br /> area in which it is proposed; and <br /> WHEREAS, the Planning Commission has taken into <br /> consideration the character of the surrounding area; and <br /> WHEREAS, the Planning Commission has determined <br /> that the applicant has demonstrated a need for such use; and <br /> WHEREAS, the Planning Commission has reviewed the <br /> requested conceptual stage Conditional Use Permit/Planned <br /> Unit Development to allow for the addition of another <br /> principal building on this site; and <br /> • <br />
