Mounds View Planning Commission June 6, 1990 <br /> Regular Meeting Page Three <br /> 0 Chair Mountin explained there are many problems in <br /> classifications. They have considered using a point <br /> system, but there are problems with that type of <br /> system also. Each case is now being reviewed on the <br /> merits of how it fits into the community. <br /> Mr. Shorn clarified that they should be considered a <br /> furniture store, and not a designer studio. <br /> Commissioner Colleen stated she had no problem with <br /> doing a text amendment. <br /> Commissioner Jones stated this is a new, untried <br /> concept, and does not fit into the zoning. They need <br /> to be very careful with a text change in how it is <br /> defined, as the real issue is that a text change <br /> would apply to all B-2 property. <br /> Commissioner Zollner stated she agreed with <br /> Commissioner Jones and shared his concerns. - <br /> Commissiner Dian stated she was also in agreement <br /> with Commissioner Jones . <br /> Chair Mountin noted a problem in granting a condi- <br /> tional use permit is that once it is issued, if the <br /> • <br /> applicant meets all conditions, it cannot be denied. <br /> It was noted the business of the applicant would not <br /> be a high impact use for B-2, but they also must be <br /> careful to not make it so generic that it becomes <br /> high impact elsewhere. <br /> Mr. Shorn clarified that merchandise ordered will go <br /> to the warehouse, not the showroom. He stated that <br /> due to their size, they could only have $25, 000 worth <br /> of inventory on the floor. <br /> While the suggestion was brought up of addressing this <br /> by size, to a maximum of 6, 000 s. f. , without inventory, <br /> concern was also expressed in stating square footage <br /> as it is not specified anywhere else. <br /> It was the consensus of the Planning Commission that <br /> they had no problem with this concept in a B-2 area, <br /> and it would be classified a furniture showroom <br /> without warehousing . The definition will be showroom <br /> retail space limited for viewing of retail merchandise <br /> display items only, for the sole purpose of displaying <br /> items for selection but not inventoried on the site. <br /> • <br />
