The Fire Marshall has reviewed the plans and requires that the fire <br /> department connection to the senior housing building and the two-story <br /> office building be accessible year-round at all times. In addition, an <br /> adequate sprinkler system must be installed where combustible materials <br /> are present. Also, an additional fire hydrant is required on the east side of <br /> Silver Lake Road toward the south end of the senior building. Lastly, the <br /> fire hydrant to be located in front of Lot 4 on Highway 10 shall be kept <br /> free of any winter snow storage. <br /> Mike Black, the developer's representative, requested that the developer be given the <br /> opportunity to talk directly with the Fire Marshall in regards to the additional fire hydrant <br /> that is being requested on the east side of Silver Lake Road. Tunneling under Silver Lake <br /> Road to get to the water main which is located on the west side of the road would be very <br /> cost prohibitive and the developer would like to explore alternative approaches to solve <br /> this problem. <br /> Planner Peters continued: <br /> 19. The applicant will label the easement dimensions for the future gateway <br /> element on the Preliminary Plat. <br /> 20. Ramsey County has required an additional three feet of right-of-way for <br /> that part of Silver Lake Road adjacent to proposed Lot 4 be dedicated and <br /> an additional ten feet of right-of-way dedicated adjacent to Lot 1. The <br /> PUD resolution should be modified to allow for a reduced setback of 27 <br /> feet for the senior housing structure and site. <br /> 21. The Preliminary Plat shows a ten-foot drainage and utility easement along <br /> TH 10. A similar ten-foot drainage and utility easement along Silver Lake <br /> Road will need to be added to the plat. <br /> Associate Ericson told the Commission that the City staff is in discussion with the City <br /> Engineer to find out if the County right-of-way would be adequate for any utility <br /> purposes. <br /> Planner Peters told the Commissioners that the utilities and the drainage are <br /> accommodated within the right-of-way and that no additional easements along a frontage <br /> would be necessary. <br /> Mr. Black added that in either case it would not be a problem to give the extra easement <br /> 111111 if it is needed. <br />
