WHITE BEAR LAKE <br /> • New and used automobile, truck recreation vehicle and trailer sales and showrooms are <br /> allowed by Conditional Use Permit in "B-3" District, Auto-Oriented Business District. <br /> Sh I BACKS, BUILDING AND LOT REQUIREMENTS <br /> 1. Parking - A minimum of 15 foot wide landscaped yard is required <br /> and must be maintained between any public street right-of-way and <br /> parking lots or buildings. <br /> 2. Contiguous Site- Vehicle sales must be on 1 lot or contiguous lots <br /> not separated by a public street, alley or other use. <br /> 3. Lot Width- The minimum lot width must be 100 feet at the <br /> minimum required front yard setback. <br /> 4. Lot Area - A minimum lot area of 2 acres is required. <br /> • 5. Building Area - A minimum building floor area which is 20% of <br /> the lot area is required. <br /> ACCESS DRIVEWAYS <br /> 1. Distance of Driveway from Street Intersection. The distance of <br /> the driveway from the street intersection can not be less than 50 <br /> feet provided, however, greater distances may be required to <br /> avoid reasonably anticipated traffic hazards. <br /> 2. Minimum Distance Between Driveways. Minimum distance <br /> between driveways must be 50 feet at the curb cut. <br /> • 3. Minimum Driveway Angle to Street. Minimum driveway angle <br /> to street must be 60 degree unless otherwise approved by the City <br /> Engineer. <br /> 4. Minimum distance between driveway and adjacent property must <br /> be 5 feet at the curb cut. <br /> 5. No driveway can exceed 24 feet in width and no curb cut can <br /> exceed <br /> 32 feet in width or as approved by the City Engineer. <br /> SCREENING <br /> A screen must be erected and maintained along all property lines <br /> separating institutional, residential, dwelling, or business and professional <br /> office district or use. The screening required in this section can not be <br /> less than 6 feet in height except along the street frontage utilized for <br /> • vehicle display purposes wherein a fence at least 4 feet in height must be <br /> installed. <br /> LANDSCAPING AND LIGHTING <br /> A landscaped yard must be constructed and maintained on all areas of the <br /> site not devoted to the building or parking areas. A lighting plan with <br /> hooded pole lights must be prepared and approved by the City Planner. <br /> All signs must also be included with the lighting plan. <br /> PLANTING ISLANDS <br /> For each additional 3,000 square feet after the first 3,000 sq. ft. of outside <br /> • display area parking space, 1 parking island of 200 square feet must be <br /> installed within the exterior of the planting surface.
