BROOKLYN PARK <br /> • Automobile sales and show rooms have specific requirements: <br /> SETBACKS AND LOT REQUIREMENTS <br /> 1. Building setbacks shall be as required under the Code. <br /> 2. Parking - A minimum 25 foot wide landscaped yard is required, and <br /> maintained between any public street right-of-way and parking lots <br /> (including maneuvering area). <br /> A minimum side and rear landscaped yard of 7 feet must be maintained <br /> adjacent to Business, Limited Industrial and General Industrial Districts; <br /> and 25 feet along Residential and Multiple Dwelling Districts. <br /> 3. Contiguous Site - Motor vehicle sales must be one lot or contiguous lots <br /> not separated by a public street, alley or other use. <br /> 4. The minimum lot width is 150 feet at the minimum required front yard <br /> setback. <br /> 5. Lot Area- The minimum lot area of 2 acres is required. <br /> LANDSCAPING <br /> 1. A screen is required to be erected and maintained along all property lines <br /> separating the site from any Residential District. The screening required <br /> consists of a fence or wall not less than 4 feet nor more than 6 feet in <br /> height or such equivalent as is approved by the Building Inspector. <br /> Screening is also to include landscaping (trees, shrubs, grass, etc.) of a <br /> type (layout, species, height, size and density) approved by the Building <br /> Inspector. All waste material, debris, refuse, junk or damaged vehicles <br /> are required to be kept in an enclosed building or area completely <br /> screened from public streets and adjacent property. <br /> 2. A landscaped yard is required to be provided and maintained on all areas <br /> of the site not devoted to the building or parking areas. Landscaped yard <br /> • areas may be required at various locations on the site. <br /> 3. Interior poured-in-place concrete curbs are required to be constructed <br /> within the property to separate all vehicle storage, driving and parking <br /> surfaces from landscaped areas and curb islands. Interior curbs are to be <br /> 6 inches in height. Gutter locations and the use of rolled poured-in-place <br /> curbing is at the discretion of the City Council and made part of the <br /> Conditional Use Permit. <br /> 4. The entire site on which motor vehicle sales is located, other than that <br /> devoted to buildings and structures or landscaped areas shall be paved or <br /> blacktopped and maintained to control dust and drainage and such paving <br /> or blacktopping is subject to the City Engineer. <br /> 5. All outdoor illumination on sales lots is to be provided with lenses, <br /> reflectors, or shades, which will concentrate light upon the premises so as <br /> to prevent glare or direct rays of light therefrom being visible upon any <br /> adjacent highway or street or any private property occupied for residential <br /> purposes. Lighting from any source is not to exceed 3 foot candles as <br /> measured from the centerline of any adjacent street nor 3 foot candles at <br /> • any property line which is not also a public right-of-way line. <br />
