(BROOKLYN PARK CONTINUED) <br /> • PARKING <br /> 1. A minimum of 5 customer parking spaces are required for every acre of <br /> total site area. <br /> 2. A minimum of 5 customer service parking spaces are required for every <br /> acre of total site area. <br /> 3. A minimum of 1 employee parking space is required for every employee. <br /> 4. The maximum areas permitted for outside storage of automobiles, new or <br /> used, can not exceed 2 square feet of outside storage area to each 1 sq. <br /> ft. of enclosed ground floor area. Not more than 1 automobile can be <br /> stored on each 400 square feet of outside storage area. No rooftop <br /> parking is permitted. <br /> ACCESSORY BUILDINGS <br /> Accessory Buildings used only for sales offices are not permitted. Accessory <br /> buildings which are permitted to be of the same type of materials as the main <br /> structure. <br /> BjJRNSVILLE <br /> New and used car sales lots are allowed in the following districts as either Conditional <br /> Uses or as part of a Planned Unit Development in B-3, General Business; B-4, Highway <br /> Commercial and I-i, Industrial Park. <br /> 1. Site design standards for B-3 and I-1 districts require 25% of the site in <br /> landscape greenspace with an adequate amount of trees and, shrubs. <br /> 2. B-3 and B-4 districts require a brick or brick and stucco exterior, whereas <br /> the I-i standards allow concrete to be integrated into the overall building <br /> design. <br /> 3. Lighting is subject to the exterior lighting ordinance which states all <br /> lighting must be a down-cast style, the illumination source cannot be <br /> directly visible from surrounding properties or create a source of glare or <br /> "hot spots." Lighting can not exceed 1 footcandle onto adjacent properties <br /> or .5 footcandles onto residentially zoned or dissimilar zoned properties. <br /> 3. No additional screening of the display lot is required in B-3 and I-1 <br /> districts. <br /> B-4 standards require screening of the display lots, as listed below: <br /> • Open sales lots must have a permanent structure on the <br /> parcel. <br /> • Car lots must have landscaped screened to a height of the <br /> headlights of vehicles on the display lot. <br /> • 8% of the interior of the sales lot must be landscaped. <br /> Said landscaping counts toward meeting the 25% <br /> requirement for the site. All parking delineation islands <br /> and peninsulas must be landscaped with a minimum of one <br /> ornamental or one overstory tree per island or peninsula. <br /> • Open rental and sales lots shall only be considered for <br /> • vehicles of a noncommercial nature <br />
