i::;
Planning Commissior Resolution No. 494-97
March 5, 1497
Page 3
e. Thai: the variance requested is the minimiun variance which would alleviate th
hardship. Economic canditions alone shaIl not be consideced a hardship.
The raiios proposed far the project are as follows: one space per 1000 square fet of
warehouse area (19 spaces) and one space per 250 square feei of office space {24 spaces).
These ratios are cotsistent with surveys of other jurisdictions and informaion from the
American Planning Associa o, and represent a suitabie adjustment. The conditions on
this resalution require tha44,paces be provided on ihe site pian.
 ; .._-
`-__-__ _ - - .
f. The variance would not be materially detrinaental to tlae purposes of this title or to other
proper.y it; the same zone.
'I'he granting of this variance wiil not conflict with the purpose oithis Title in that parkin
wiil be provided using accepted parking ratios for oice and warehouse uses. Sufficient
room is available to build the additional parking required by the ratios in the City Code, if
it becomes evident that pariting is needd in the fiature or if a different use locates in this
iacility. The 12,025 square-foot reduction of impervious surFace is{a, enviranmental and
aesthetic benefit. 1~
a GF4..
g. The proposed variance will not impair an adequate supply of Iight and air to
adjacent property or substantially increase the congestion of the public streets or inerease i:h
danger of fire or endanger the public safety or substantially d'vninish or impair property
values within the neighborhood.
The granting of ihis variance will be a beneft to neighboring groperties by preserving an
eensive growth oitrees. These trees serve as an additional buffer between the proposed
building and a.djacent parcels. There are plans in the future to create nature irails and
hikin paths in the open area behind the site. Retention of ihis wooded area will a.11ow for
a more opaque screen while retaining the natural cha.racter of the sii. Traffic wiIl not
increase on the adjacent streets as a result of this variance.
WHEREAS, the Planning Commission does hereby find that Yhe criteria for granting a
variance in this case have been met.
NOW, 'TREFORE, BE IT RESOLVED that the Iounds View Planning Commission
does hereby approve a variance in ihe parking ratios applicable to the proposed ZEI'
1blanufacturin project wiih the followring stipulations:
1, The ratios applicbte to ihis property shall be as follows:
arehouse: 1 space per 1,000 sqaare feet of warehouse fioor area
Oc: I spac per 250 square feet of office floor area
