This <br />site has been used commercially for the past 30 pius years, although it l�as been vacant the <br />last two years. Approving this CLTP will continue the inconsistency with the plan. The <br />suitability oi the site for low density residentia! is somewhat questionnable given its <br />Iocation adjacen� to Highway 10. <br />• The character of ihe geog�aphiccal at�ea involved <br />This area has a rnix of older housing and recent new home construction. This <br />commercial sife, however, is somewhat out of place amidst the neighboring residential <br />uses. In its present state the"siie is undoub�edly a detriment. The applicant seeks to <br />redevelop the site, improving its aesthetic and economic potential. <br />� Wliether sasch use �vall tend to or actucally depYeciate the crrea in which the use rs proposed. <br />Considering the fact that this site has remained vacant for the past two years, persisting as <br />a negative presence to the area. and t�e Highway 10 corridor, the proposed use should <br />serve as a ben�fit to the community, The applicant has indicated their intent to d�velop <br />the grop�rty so it will projec� a very pteasin� image and will give landscaping the site a <br />high priority. <br />, <br />
