A more detailed planting <br /> schedule will be provided We will also use our tree inventory data to show what size and <br /> type of trees will be saved around the existing wetland <br /> • The development stage plan must receive approval for delineation of the wetland from the Rice <br /> Creek Watershed District prior to consideration by the Planning Commission. <br /> Applicant's Response: This development will be reviewed by Rice Creek Watershed at their <br /> August 27`h meeting Staff review and comments to date have been favorable. <br /> • The City's Engineer (Rocky Keehn, SEH) has reviewed the submitted drawings for drainage <br /> design. His comments to the City on the drainage design are contained in a memorandum dated <br /> August 8, 1997, which is enclosed with this letter. Mr. Keen has identified additional information <br /> that must be submitted in order for him to complete his review. Submittal of this information and <br /> City Engineer approval of the preliminary grading plan, erosion control plan and drainage plan <br /> is necessary prior to Planning Commission action on the development stage plan. • <br /> Applicant's Response: Our engineer, Chuck Plowe, will continue to work with Rocky <br /> Keehn. <br /> • The submission does not include the required lighting plan that is to indicate lighting location and <br /> type as well as site photometrics. <br /> Applicant's Response: Lighting plans showing fixture type and locations and the foot candle <br /> meter readings are being prepared for each site. <br /> • Snow storage areas have not been identified on the plan as required. <br /> Applicant's Response: Snow storage areas will be shown on the site plan. We believe we <br /> have ample space on site to store a "typical" snow fall event. However, in the event of <br /> severe snow fall conditions, it would be necessary to truck snow off site. <br /> • A coordinated sign program will need to be submitted prior to Planning Commission <br /> consideration of the development stage plan. The sign program must show sign type, location <br /> (with appropriate setbacks), materials and text. <br /> Applicant's Response: The convenience store sign plans are near completion. Plans for • <br /> signs at the other buildings are under consideration. It is our intent to again coordinate the <br /> materials used for sign support. <br />
