• DISTRICT 2 <br /> Existing development within this District includes a scattering of commercial <br /> activity, one apartment and several single family homes. As was the case in <br /> District 1 , a major portion of the land area is still undeveloped. In view of its <br /> orientation to the intersection of Highway 10 and Interstate 35W and the type <br /> of commercial activity that presently exists, it is anticipated that future commercial <br /> development along the highway in this District will be largely oriented to the auto <br /> user. In order to avoid a strip commercial pattern from developing in this area <br /> and disrupting the thoroughfare function of Highway 10, it is recommended that <br /> the District be developed as a unit and that the interior road system be designed <br /> to both facilitate convenient vehicular movement in the district and direct traffic <br /> to a new signalized intersection on Highway 10 between County Roads H and H-2 . <br /> Natural features, which add to the attractiveness of areas while constraining <br /> development patterns, are again very limited in District 2. A small area of wetland <br /> surrounded by a large tree massing exists in the far southwestern corner. Impacts in <br /> protecting these features will be minor and should only constrain circulation routings <br /> to the District's interior. <br /> Due to the physical features of the District along with its orientation to (-35 and <br /> • old Highway 10, proposed land uses can and should provide for a variety of functions . <br /> The predominant land use is anticipated to be highway commercial occurring on <br /> both sides of old Highway 10. Development options to be considered by the community <br /> include non-retail business which requires a low level highway exposure and/or <br /> light industrial of an office nature. To aide in providing a transition from this high <br /> intensity use, where the District is bounded by adjacent residential uses, medium <br /> density (western boundary) residential is recommended to buffer the lower density <br /> land use. <br /> 174 <br />
