Project Area Description <br /> General Location <br /> The Section 9 study area encompasses approximately 33 acres along Trunk Highway 10 <br /> (TH 10) between County Road I and Silver Lake Road. The location map on page _ <br /> indicates the study area. <br /> Topography and Natural Resource Base <br /> Section 9 of the TH 10 corridor derives much of its character from a significant natural <br /> resource, that being the large wetland area along the south side of the roadway. The <br /> balance of the undeveloped portion of the study area is sparsely treed with little <br /> topographic relief. <br /> Transportation and Circulation <br /> No single component has as dramatic an impact on the redevelopment of Section 9 as <br /> p p <br /> does the TH 10 roadway. TH 10 carries traffic volumes of 40,000± Average Daily Trips <br /> (ADT) between Silver Lake Road (4,950 ADT south of TH 10) and County Road I (5,125 <br /> south of TH 10 and 5,800 ADT north of TH 10). Both Silver Lake Road and County <br /> Road I serve to feed local traffic to the higher level TH 10 roadway. <br /> Red Oak Drive and Sunnyside Avenue, two local streets within the study area, offer <br /> direct access to TH 10. The intersection of TH 10 and Red Oak Drive is signalized as is <br /> the TH 10/County Road I intersection. Eastwood Road is another local street along the <br /> east boundary of Section 9; however, direct access from Eastwood Road to TH 10 is not <br /> possible due to configuration of the TH 10/County Road I/Eastwood Road intersection. <br /> A number of properties enjoy direct access to TH 10 within Section 9, and it is <br /> anticipated that in light of current and projected traffic volumes as well as future roadway <br /> improvements, additional access points along TH 10 are highly unlikely. TH 10 is <br /> scheduled for turnback to County jurisdiction at some point in the future; however, such <br /> an action will not create additional opportunities for direct access to TH 10. <br /> The City of Mounds View Comprehensive Plan should be referenced for more detailed <br /> information on each of these and other surrounding roadways. <br />
