The applicant has <br /> verified that the size of the pipe is adequate and will provide calculations to support this assertion <br /> before your meeting. <br /> Landscape Plan: <br /> The plans submitted by the applicant on July 1, 1997 include a revised landscape plan which shows <br /> some of the changes that were suggested at your June 18, 1997 meeting. With regard to the <br /> specific plantings, only two changes still need to be made. First, the plan does not show any <br /> landscaping fronting Highway 10 south of the access drive. Depending upon availability, the <br /> applicant will need to show a row of Dwarf Korean Lilac —.-_._ – __ <br /> trees or Anthony Waterer Spirea in this location. Last, the three black hills spruce proposed along Eastwood drive in the seeded <br /> play area should be moved closer to the fenceline to allow for a larger, unimpeded play area. <br /> Access: <br /> The Minnesota Department of Transportation (MnDOT) is requiring that the applicants add a right <br /> turn lane off of Highway 10 to the development and an acceleration lane for right-turns exiting the <br /> development. The letter from MnDOT is attached. To do this and to remove the existing driveway <br /> and culvert, the applicants will need to obtain a permit from MnDOT. This shall be done prior to <br /> the City issuing building permits for this project. <br /> Parking: <br /> The parking ratio required for multiple family residential units is 2.5 spaces per unit, with one of the <br /> spaces in covered parking. The total number of spaces required for this project would be 56 <br /> • <br /> garages and 84 surface spaces, for a total of 140 spaces.
