EDA Report <br />Sale of 2625 County Highway 10 <br />October 1, 2001 <br />Page 2 <br /> <br />service to the community. Community commercial uses would typically be located <br />in a small commercial/retail center. Examples would include community shopping <br />center, retail, service oriented businesses, funeral homes, banks, savings and <br />loans, restaurants and/or bars, veterinary clinics, and day care centers.” <br /> <br />Consistency with the Zoning Code: On July 9, 2001, the City Council approved <br />Ordinance 684 which rezoned the property B-2, Limited Business, from the Medium <br />Density R-3 designation. As the classification indicates, the B-2 designation is a more <br />restrictive business district in which lower or less intensive commercial and retail uses are <br />allowed. The less intensive business zoning was appropriate in this situation given the <br />close proximity of the single family housing. The proposed use would serve the <br />community and would not typically cater to the pass-through traffic present on County <br />Highway 10. <br /> <br />Consistency with Other Requirements: As indicated earlier in this report, the applicants <br />have secured approval of a conditional use permit (Resolution 5599, adopted August 27, <br />2001) and a development review (Resolution 5604, also adopted on August 27.) <br /> <br />Attached you will find a draft of the Purchase and Redevelopment Agreement. Staff is <br />working with the City Attorney to finalize the details of the agreement. <br /> <br /> <br />Recommendation: <br /> <br />Approve Resolution 01-EDA-152, a Resolution Authorizing the Sale of EDA-Owned Land <br />Located at 2625 County Highway 10 to the Mounds View Animal Hospital in the amount <br />of $50,000. <br /> <br /> <br /> <br />_____________________________________ <br />James Ericson <br />Community Development Director <br />763-717-4021 <br /> <br />Attachments: <br />1.
