Consideration of Resolution No. 4653 Approving Sherwood <br /> Estates Final Plat, Citywide Developers <br /> Paul Harrington, Community Development Coordinator, explained <br /> that at the October 10, 1994 meeting, City Council adopted a <br /> Resolution approving the Preliminary Plat of Sherwood Estates, <br /> a single family residential development located on the <br /> northeast corner of Hwy. 10 and Spring Lake Road. The Plat <br /> would be serviced by approximately 550 to 600 foot long road <br /> cul-de-sacing off Spring Lake Road going to the east. At the <br /> time the item was discussed on October 10, there were five <br /> contingencies attached to the Resolution of Approval of the <br /> Preliminary Plat. Those were to be addressed prior to this <br /> meeting by the Staff or the Developer or the City Consulting <br /> Engineer. <br /> The first contingency item on the Resolution is that Outlot A <br /> as shown on the proposed Plat be deeded to the City until such <br /> time that the property to the immediate south is developed. <br /> Staff met with the Developer of the project and this <br /> contingency will be met by the Developer. <br /> Harrington commented that at that meeting, the Developer was <br /> informed that the City will take easements along the property <br /> line of each of the newly-created lots. <br /> Harrington said the second contingency was that the storm <br /> water management plan for the proposed Plat should be approved <br /> by MnDOT. The Applicant informed Council that MnDOT will not <br /> review the project until the City has completed their review. <br /> This will have to remain a contingency until the Council takes <br /> action. - ---- - ---- - -The third contingency was that the installation of watermain <br /> to service the properties included in the Plat should be made <br /> per direction of the City Consulting Engineer and the Director <br /> of Public Works. Mike Ulrich, Director of Public Works, met <br /> with Steve Campbell of SEH. There were two main issues that <br /> they covered. One was the impacts of having a dead-end <br /> watermain servicing the development of this Plat. The second <br /> was the provision for the anticipated development of the <br /> property immediately north of the project site be provided. <br /> Although it is preferred to "loop" the watermain, Ulrich said <br /> there would not be a problem with the dead-end watermain <br /> • because of the relatively short length of main and the number <br />
