It was decided that <br /> a stub would be installed off of the watermain leading to the <br /> north so that if the property to the north does develop, that <br /> watermain can be extended. <br /> The Council also included a contingency that the Applicant <br /> satisfactorily resolve any additional issues which arise <br /> during consultation with the City Consulting Engineer and <br /> Staff. The last contingency on that Resolution stated that <br /> storm water ponding on the proposed Plat shall be provided per <br /> direction of the City Consulting Engineer. <br /> Rocky Keene, the City Consulting Engineer, used an overhead <br /> projector to present diagrams of his hydrological review. He <br /> used a 100 year, 24 hour runoff to the existing area for a <br /> basis and the same calculations based on the area after <br /> completion of the proposed development. He stated that a <br /> large portion of the cul-de-sac area would flood. The <br /> development basically would create an island. The high water <br /> elevation would go up about a half a foot outside the <br /> development site and in the area to the north of the site the <br /> high water elevation would increase about two tenths of a <br /> • foot. <br /> Keene said there was concern with possible continuous sump <br /> pump use and house basements getting wet. He would also like <br /> to know where the Arden Avenue connection will actually go. <br /> Keene felt the on-site ponds will hold runoff from their own <br /> site but not from outside the site. <br /> John Wilczek, Engineer for the Developer, stated he had looked <br /> at the whole area and felt there wouldn't be a problem with <br /> outside water. He stated that a resident was present at the <br /> meeting who indicated they had never seen standing waterin <br /> the area. Wilczek also explained that the soil was sandy and <br /> porous and water would drain quickly. <br /> Mayor Linke asked the Council if they would be willing to <br /> consider the Final Plat at the November 7 Work Session if the <br /> engineering problems and ponding issues were worked out. <br /> Council affirmed they would. <br /> MOTION/SECOND: Linke/Wuori to Table Consideration of <br /> Resolution No. 4653 Approving Sherwood Estates Final Plat, <br /> Citywide Developers <br /> VOTE: 5 ayes 0 nays Motion Carried <br />
