Mounds View Planning Commission April 18, 2001 <br />Regular Meeting Page 3 <br />________________________________________________________________________ <br /> <br />Chair Stevenson noted he had circled a couple of the criteria in the staff report that he feels are in <br />question. He then asked for an explanation as to why the expansion could not take place in any <br />other manner. <br /> <br />Mr. Gondek explained that if he were to stay within the setback requirements the expansion <br />would be 7x8. If you figure in a closet you end up with a 6x7 bedroom and that is not worth the <br />effort or expense. <br /> <br />Commissioner Johnson noted that Staff had said that due to the floor plan expansion would not <br />work in any other place. <br /> <br />Chair Stevenson noted the second criteria in question was the variance is not granted due to <br />economic hardship. <br /> <br />Commissioner Miller asked if the house next door or its driveway adjoined the property line. <br /> <br />Mr. Gondek indicated there is a driveway between the property line and the house to the north. <br /> <br />Commissioner Hegland asked if the neighbor to the north is set up the same way as Mr. Gondek <br />with the garage set back. <br /> <br />Mr. Gondek indicated his neighbor had the same set up as he did. <br /> <br />Commissioner Zwirn asked if Mr. Gondek had explored adding a second story to his home. <br /> <br />Mr. Gondek indicated a second story was not financially feasible. <br /> <br />Commissioner Hegland asked how long Mr. Gondek’s home is currently. <br /> <br />Mr. Gondek indicated it was thirty-two (32) feet long and had a total of 863 square feet of space. <br /> <br />Commissioner Hegland stated he felt the addition would be good for the Gondeks and the <br />neighborhood and that he supported the variance request. <br /> <br />Commissioner Miller questioned how the variance requirement that the special conditions or <br />circumstances are not a direct result of the actions of the applicant would be met. <br /> <br />Commissioner Hegland stated that because the buildings were designed a long time ago and <br />those actions took place before the Gondeks owned the property the special circumstance was <br />not created by their actions. <br /> <br />Chair Stevenson asked if the expansion would match the current exterior. <br /> <br />Mr. Gondek indicated the expansion would match the current exterior. <br />Chair Stevenson closed the public hearing at 7:21 p.m.
