September 13, 1978 <br />~ Chairperson Naake asked how many homes there were alreedy along f,aunty Raad I. <br />Orficiat Rose repiied that there are three that actunlly front County Road I and <br />athers that back up to it. <br />Comnission Mem6er Foss stated that he felt this wauld be a good use for Che land, <br />with the higher denslty across Che street and the heavy tr~affic on I. <br />Page 2 <br />MSP (Haake-foss) to recommend to the Council approval of the rezoning of the pro- <br />perty at approximaLely 2615 County Road i from R-1 to R-2 for a doubie ~uhgeiow <br />development, as presented toni~ht. The Planning Commission also grauts a 2' variance <br />for a front yard setback of 28 , raCher than that indicated on the plan, which re- <br />quired the variance in the rear yard, because the extra footage is more needed in <br />the back for a Luffer from the R-1 zoning and privacy. A development agreement <br />shall atso be entered into with the dc~~etoper and City. 5 ayes <br />MINOR SI)BDIVISION R~UESt OF ORVAL W, AUAIR - 6900 PLEASANT VIEW DRIVE <br />Offictal Rose reported that the appticant has requested approval of a minor subdivi- <br />sion creating two lots, the interior lot to be approximate7y 153' wide by 103' deep <br />and tha corner 7ot to be 146' wide by 100' deep. Upon approval, the appiicant'plans <br />to have the interior lot developed For a single famity dwelling. <br />Planning considerations include that the existing zoning and land ~,e map depicts <br />the pruperty as R-1, and the area has ueen developed R-1 and the applicant plans to <br />continue that usage. Both lots exceed or equai area nnd fr•crtage requirements for <br />interior and corner 7ots. The Aast lot has an existing single family home and <br />detached garage, both of which rtteet minimum setback ~^equirements, and the west loi <br />has both a shed and a garaye ~hich do nat meet minimum setback requirements and <br />should be removed prior to approval of deeds if the subdivision ie granted. <br />Offlcial Rose reported that the west lot will require e,eryices ko be brought from <br />Pleasant View Orive by the ~wner, and an easement will be rpquired along the south <br />10' of the east 1ot for the conveyance of the services for the west 1ot. Drainage <br />wi11 be directed to the stree~ and rear of the lot in a westerly direction. <br />Official Rose recommended that the request be approved with grantinq of the south 10' <br />utility easement on the east 1ot for the west lot, and that the shed and garage be <br />rertroved prior to approval of deeds of covenance or before one year or the completion <br />af the house and garage, whichever comes first. <br />Mr. Adair stated that there is aiready a sewer stub for Che west 1ot. <br />Comnission Mem6er Foss asked what the City would be doing in the future if some of <br />the preperty owners to the north wcu7d want to develop the backs of their lots, and <br />asked if a 30' eas-:ment would be taken for a,possible future road. Official Rose <br />replled that the City had already had an infor~natior.al public hearing for the exten- <br />sion of Piaasant View between Woodcrest and CouqCy Road H2, and that there had not <br />been much interest expressed in putting the road'~through. He added thaC the City of <br />fridley does r~ut plan on putiing a road through where they border with Mounds View, <br />and without their aid, Mounds View would most likely.not put it Chrough elther. He <br />~, ~ also nJded thaC the bordering property 1; owned by Onrp end is irdustrial and they <br />"/ are rot interested in putting the road through. <br />Chairperson Naake asked Mr. Adair whaz he planned to do on the removal of the garaye <br />
