Ne adde6 that development of the corner lot without that easement <br />could block off any chance of putting throuph a road at a later date. <br />Official Rose replled that if enough people are interested in having a road put through, <br />the Council wou7d take an easement hefore granting the subdivision. <br />r Chairperson Haake stated that the reason the Planning Comnission was requesting that <br />`• the neighbors he notified about the posslbi7lty of a road was because this is a <br />~~,' Planning Comnission which looks to whaCever contingencies could be asked for in the <br />future shou]d be thought of in the present. <br />OUPLEX DEVELOPMENT - OMEGA MANAGEMENT INC. - 7636 WOODLAWN DRI4E <br />OfPiclal Rose reported that Omega Management has requested a buildin~ permit for the <br />development of a duplex at 7636 Woodtawn Drive. <br />Planning consiAerations include t~at boCh the exi>2ing zoning and land use maps depict <br />the area to be deveioped high density residential, and R-4 zoned d!stricts permit dupiex <br />usage. The lot conforms to minimum area requirements while its frontage, being on a <br />cul-de-sac type corner, is substandard. The existtng tot with its frontege can provtde <br />ample access to Woodlawn Drive, and the proposed duplex mests minimum building setback <br />requirements. 3oth water and sewer are avaiiable in the street, and drainage should <br />be directed to Wood7awn Drive. <br />Official Rose stated that a devetopment agreemee~t should include sadding, paving, con- <br />crete sidewaiks, a minfe~m of two p]antings, drainage to Woodlawn Urive, and $1,000 <br />escrow or bond, ~nd recommended +hat the develo~ment be approved to inctude the <br />deve7opnHZnt considerations. <br />Wa11y Kocemba, of Omega Management Inc, presented a sketch, showiiig what the frunt of <br />the duplex would 1aoY, like and stated that he might yossibly be coming back soon to <br />request a fpur-plex. <br />t ' <br />`~d~Comnission hiember puan stated that the property is r'ight to the edye of sane land that <br />has poor soi;.
