A tree <br />inventory and replacement plan is not required <br />for projects that are one acre or more in size, <br />and in which ten or more high value trees, or <br />ten trees over 8" in diameter will remain. <br />About 40% of the 34.5 acre property is <br />wooded, and is enough to compensate for lost <br />trees. <br />Screening & Buffering Within the R-1 district, no screening or <br />buffering is required. <br />Lighting <br />Glare from exterior light cannot exceed 1.0 foot <br />candle (fc) measured at the centerline of a <br />street, and 0.4 fc measured at an adjacent <br />residential property line. <br />The lighting plan includes measurements taken <br />within the school property, but not beyond. <br />The plan indicates 0.5 fc measured at the <br />school property line. It is likely that glare is <br />well within limits, if measured at homes across <br />the street. <br />The Planning Commission recommends <br />adequate lighting be installed along the south <br />d riveway. <br />The lighting plan was excluded from the <br />Planning Commission's packet. The Plan (at <br />left) includes three light poles along the south <br />driveway. The oval shapes represent fc <br />measurements of areas greater than 0.5 fc, <br />and areas less than 0.5 fc. <br />
