Item 07A
Strategic Plan Strategy/Goal:
Vision: Create and Maintain a Positive Business Climate where businesses want to locate and
remain in Mounds View.
Goal C: Focus on redevelopment areas such as Simon's & Tires N'More area, and the Snyder's
building among others. Also consider residential redevelopment.
Financial Impact:
None.
One challenge in redeveloping this property is that new single-family homes are generally priced
at $350,000 and above. Existing homes along Lambert Avenue have an average value of about
$211,000, thus, the neighborhood may not support the value of new single-family homes,
leading to the need to consider multi -family residential. The proposed project; integrating senior
housing into a single-family neighborhood, is a creative means to addressing a local need
(senior housing), while respecting the character of the single-family neighborhood.
Recommendation:
Staff recommends that the Council consider Mr. Carlson's proposal, and provide a consensus if
this project would be appropriate for this area, or if Mr. Carlson should pursue a different
location.
Respectfully submitted,
4QX
Jon Sevald, AICP
Community Development Director
The Mounds View Vision
A Thriving Desirable Community
