Item 08D <br />Page 4 of 11 <br />Staff has a concern about the proposed 16'-6" setback between the parking lot and Mounds <br />View Blvd, and recommends that the parking lot maintain the same setback as the building (27'- <br />6"). This would reduce the parking lot by two stalls in the SE corner. <br />Traffic & Access <br />A traffic study has not been required. <br />There is one driveway into the property, on Edgewood Drive. The Driveway is situated such <br />that headlights should not impact homes across the street. <br />The Developer has agreed to install an emergency access at the Greenfield Ave. hammerhead. <br />This will feature a geo-tech surface, allowing fire trucks access into the parking lot from <br />Greenfield Ave., but will appear as grass growing through the geo-tech material. <br />Building Setbacks <br />Min Required Proposed PUD <br />Mounds View Blvd 5' * 27' <br />Co Rd H2 30' 17' ** <br />Edgewood Rd 30' <br />South 50' <br />66' *** <br />57' <br />* Maximum setback is 5' along Mounds View Blvd. 10 Staff is supportive of the proposed 27' setback <br />to allow for landscaping. <br />** 0' setback for patio and stairs to the community deck along Co Rd H2. Building height is 55' from garage floor <br />to roof peak.
