The City Code follows state noise standards13. The Developer stated construction <br />would occur 7:00 AM - 7:00 PM. <br />PUD Narrative: <br />The intent of a PUD Narrative is to interpret drawings into a text format, which clarifies the <br />approved variations from the City Code, allowed as a PUD. The Narrative is used by Staff when <br />reviewing plans after the project is constructed, e.g. 20 or 30 years from now, when the owner <br />requests to replace a sign, or re -side the building. <br />Due to Staff's time constraints, a Narrative was not prepared as part of this Staff Report. <br />Summary: <br />INH Properties proposes to build a 128 -unit apartment building on property zoned PUD, and <br />subject to approval of a CUP for a Residential PUD and a Development Review. <br />As mentioned earlier, approving a PUD is a give and take process. As a PUD, the City Council <br />may grant deviations from the City Code. Proposed deviations include: <br />1. Increased density (+ 57 units). <br />2. Decreased over -story shade trees (- 12). <br />3.
