Staff's opinion is that two spaces per unit is adequate.
During the Planning Commission's June 511 Work Session, it was asked about bike storage.
Within the parking garage, there are a number of corner areas, to be used for bike storage and
mechanical rooms.
Traffic & Access
A traffic study has not been required.
There is one driveway into the property, on Edgewood Drive. The Driveway is situated such
that headlights should not impact homes across the street.
During the Planning Commission's June 51 Work Session, it was asked why there is not an
access onto Greenfield Ave. During the City Council's February 411 Work Session, the Council
considered options for access from Edgewood Dr vs. Greenfield Ave (or both), and directed
access to only come from Edgewood Dr.
During the Planning Commission's June V1 Work Session, it was asked about emergency
access. The Fire Inspector has suggested, and the Developer has agreed to install a geo-tech
fabric, to allow emergency vehicles access from the Greenfield Ave. hammerhead, into the
apartment property.
Building Setbacks
Min Required Proposed PUD
Mounds View Blvd 5' * 27'
Cc Rd H2 30' 17'**
Edgewood Rd 30'
South 50'
66' ***
57'
* Maximum setback is 5' along Mounds View Blvd." Staff is supportive of the proposed 27' setback to
allow for landscaping.
** 0' setback for patio and stairs to the community deck along Co Rd H2.
