Mounds View Planning Commission August 4, 2021 <br />Regular Meeting Page 3 <br />________________________________________________________________________ <br /> <br />Commissioner Nelson questioned why the garages would be set back five feet further than the <br />building. Mr. Green explained this was done to accommodate one more additional garage stall to <br />meet City requirements. He reported a site survey would help him firm up the property lines and <br />setbacks for the garages. He indicated he had an aggressive plan for this site and only an acre to <br />work with. He commented further on how landscaping would be used to buffer the building from <br />the adjacent residential properties. <br /> <br />Commissioner Stevenson asked if the right-in right-out onto Mounds View Boulevard would <br />remain in place. Mr. Green commented his intent would be to keep this in place, but the size of <br />the access lane would be narrowed. <br /> <br />Commissioner Nelson indicated he supported this project. He encouraged the developer to be a <br />good neighbor and to communicate with the adjacent residential property owners. He stated he <br />supported a trail being installed along with this project. <br /> <br />Commissioner Farmer reported this project was within the County Road 10 Overlay District <br />which has guidance for exterior building materials. He inquired if the project would have to <br />follow the overlay district for building materials. Community Development Director Sevald <br />stated this would be the case. <br /> <br />Commissioner Stevenson appreciated the fact that concrete and hardscape would be removed <br />from the Simon’s lot and would be replaced with greenspace and landscaping. <br /> <br />Community Development Director Sevald questioned if the Commission supported the building <br />and garage setbacks. The Commission recommended the setbacks remain as-is and that no bright <br />colors be used on the apartment structure. The Commission supported the building to have a <br />pitched roof versus a flat roof and requested the developer save as many mature trees as possible. <br /> <br /> <br />6. Reports <br /> <br />A. Upcoming Planning Cases & Activity <br /> <br />Community Development Director Sevald discussed upcoming planning cases with the <br />Commission. He explained the Commission would be discussing a variance for fence height and <br />an amendment to the Crossroad Pointe/Gray Stone Flats development at the August 18 meeting. <br /> <br />B. Staff Updates <br /> <br />Community Development Director Sevald provided the Commission with an update from staff. <br />He reported the Comprehensive Plan would be coming to the City Council for approval on either <br />August 9 or August 23. He stated the movie theater was working to reopen. <br /> <br /> <br />
