Item 08D
Lot Size & Density5
Usable Open Space
As proposed, 55% will be residential (The Villas), and 45% to be
determined (e.g. future development north of Bauer Welding).
Bauer is not part of this PUD development.
Previously, an assisted living facility was planned for the north
Bauer site. That proposal was removed in spring 2020 at the
beginning of the COVID pandemic. Currently, there is nothing
planned, but development is likely.
Required(assuming 120-units
Proposed
R-4
Mixed -Use
PUD
Residential
PUD
PUD
Lot Size
6.9-acres
4-acres
3-acres
3.8 acres
Max # of units
67 units
TBD
TBD
120 units
Required (R-4
District)'
I Proposed (PUD District)
625 SF p/unit
75,000 SF total
700 SF p/unit 84,035 SF total
Usable Open Space is all non -impervious surface areas. This will
primarily include the front (40'+) & rear yards (10'-25'), stormwater
infiltration basin, wetland, and pet exercise area.
Tree Preservation The City Code's intent (not required) is to preserve as many
significant and specimen trees as possible.' The north area of Lot
1 is heavily wooded. All trees outside of the wetland will be
removed to accommodate a storm water infiltration basin.
Landscaping
A Tree Preservation Plan is included on p. C1.3 of the plan
submittal. 74 trees will be removed, including 16 Significant
Trees, and 11 Specimen Trees. For every specimen tree
removed, two new trees shall be planted (maximum of five new
replacement trees).$ Ten replacement trees will be planted.
Lot 1
Required
Proposed
Deciduous Shade Tree
15
26
Coniferous Tree
15
12
Understory Shrub
99
212
Ornamental Tree
15
17
5 NOTE: The City Code has conflicting requirements for PUD densities; (1) §160.056(2)(c) requires a lot area =
2,500 SF per unit for multi -family (no matter the zoning). Example; 120-units requires 6.89-acres (or 67 units if
3.8 acres); (2) §160.317(A)(5) allows a 10% density bonus for Residential PLID's. Example: 120-units requires
6.2-acres (or 73 units if 3.8 acres); (3) §160.316(F) (Density) states; "The exact density allowable shall be
determined by standards agreed upon between the applicant and the city." In practice, Staff has deferred to
this last item, that Density shall be determined by the City Council.
6 Mounds View City Code §160.056(B)(d)
7 Mounds View City Code §160.418 (Tree Removal on Lots with Construction or Grading Activity)
8 Mounds View City Code §160.418(B)(Replace ment Standards)
The Muunus view vuiun
A Thriving Desirable Community
