Put it somewhere else, like the <br />Theater or TCAAP (e.g. why here?). <br />Staff Response: The Comprehensive Plan guides this property for Mixed -Use, 60/40% <br />Residential/Commercial, and a density of 15-50 units per acre (45-150 <br />units). The Planning Commission has recommended approval, with <br />Findings of Fact to support the project (Resolution 1154-22). <br />The Comprehensive Plan' (the Plan) identifies other properties in Mounds <br />View that are underutilized and could be redeveloped. This property was <br />not identified in the Plan for redevelopment (2018) because of Staff's <br />unsuccessful attempts at engaging with the owner(s). At this time (2022), <br />the owners want to sell, and the buyer wants to develop. <br />The AMC Theater parking lot is also guided for Mixed -Use. AMC has a <br />lease through 2032. The property is not for sale. <br />Redevelopment of the 427-acre TCAAP site in Arden Hills has been <br />planned for decades, with no start -date. The current (2018) plan is for <br />1,460 housing units, including 326 affordable units. <br />Why here? Woodale Apartments is dependent upon receiving Low <br />Income Housing Tax Credits from the state ($19.2 million).
