Item 08A <br />Page 7 of 26 <br />Side Building Setback <br />20' <br />54 <br />26' <br />(west)10 11 <br />Side Driveway/Parking <br />5' <br />TBD <br />10, <br />Lot Setback east <br />Public Roads Right -of -Way (ROW) is being dedicated for Mounds View Blvd, <br />and Woodale Drive. <br />Park Dedication12 A Park Dedication Fee is recommend in lieu of land dedication. <br />Fee is $3,500 X 140 units = $490,000. <br />Flood Plain Zone X; Area of Minimal Flood Hazard <br />FEMA Panel # 27123C0005G, effective June 4, 2010 <br />Planned Unit Development (PUD) <br />PUD PUD's are "intended to provide flexibility needed for new land <br />planning and land development trends and techniques. 03 <br />Specifically (paraphrased); innovations in residential development; <br />higher standards of design; harmony with the objectives of the <br />Comprehensive Plan; and a more desirable environment than if <br />not a PUD. 14 <br />Minimum Project Size15 The City Code requires Residential PUD's to have a minimum <br />project size of 3-acres, and 200' for road frontage. The <br />development is 2.86 net acres (3.53 gross acres), and 223' - 294' <br />in road frontage. <br />Previously, the City Council & Planning Commission has <br />expressed support to amend the City Code to reduce the <br />minimum project size (relates to 7700 Long Lake Rd planned <br />townhome development). <br />Redevelopment Study The City conducted the Premium Stop Redevelopment Study <br />(2009), which included the south side of this block along Mounds <br />View Blvd. The Study included two concept plans; (1) townhomes <br />& apartments, and (2) offices: <br />11 Mounds View City Code 160.317(A)(4)(b); No building shall be nearer than its building height to the rear or <br />side property line when such line abuts an R-1 or R-2 Use District. <br />11 Mounds View City Code §160.317(A)(4)(b); "No building shall be nearer than its building height to the rear or <br />side property line when such line abuts an R-1 or R-2 Use District."
