Concept 2 <br />The underlying assumption with this site plan is that adjacent properties would be acquired. This <br />site plan shows two story townhomes. <br />This layout presents an expansive vision and would add housing units in a range of sizes and <br />price -points the data suggests are most desired and needed in the community. The wide <br />wooded buffer of trees preserved behind the Long Lake Road homes would be considered in <br />the industry to be extraordinarily. It is our opinion that this site plan could be adapted and <br />refined to balance all competing forces, resulting in a successful infill/redevelopment project. <br />It should also be noted that this site plan shows the addition of a second housing type. If <br />supported by the City, we will partner with YardHomesMN SBC, a builder of small, detached <br />homes. These homes are only shown on Concept 2 as an example. Although our Concepts 1 <br />and 3 do not explicitly show any YardHomesMN SBC homes, we are certainly willing to adapt <br />those plans to include them. We believe that providing multiple types of housing in this <br />infill/redevelopment project results in several public benefits. <br />We have begun to incorporate some details such as guest parking, but many details remain to <br />be discussed, decided, and incorporated into the next versions of the site plan. For instance, <br />potential public trails/amenities, potential private trails/amenities, etc. <br />Concept 3 <br />The underlying assumption with this site plan is that adjacent properties would be acquired. <br />Please understand that we are not proposing to proceed with this site plan. In our opinion, it is <br />too dense and is not sensitive enough to our neighbors. However, this site plan provides us all <br />with a better understanding of what could be and how the various pieces could fit together. It <br />shows two story townhomes. <br />We haven't taken this site plan to the next level in detail dealing with guest parking, potential <br />amenities, etc. <br />This site plan is illustrative of what could be the maximum number of homes on the site. We <br />consider Concepts 1 and 3 to be guard rails within which a practical plan could be created. <br />The Homes <br />We believe that providing multiple types of housing in this infill/redevelopment project results in <br />several benefits. Our goal is to serve different types of buyers, thereby satisfying existing needs <br />in this area. The benefit to the City is that we can satisfy more of your current residents that are <br />unable to find the type of housing that they desire. They can continue living in Mounds View. It <br />is good for our builder team because we can sell homes to a wider demographic and <br />psychographic group of home buyers. All homes are sold as owner -occupied homes. Below you <br />will find a description of the different housing types proposed. <br />
