Pulte Townhomes <br />We build a variety of townhomes including two-story, three-story, and four-story floor plans. We <br />find that each floor plan is suitable in specific environments and to specific buyers. Three -and <br />four-story floor plans are more fitting in an urban setting. For instance, if you tour our two <br />redevelopments in adjacent New Brighton, you will notice that both are in very urban settings, <br />which called for three-story townhomes. <br />In our opinion, the most appropriate floor plan for the Ardan Avenue site is a two-story <br />townhome. The appearance and height of the two-story townhome is entirely consistent with the <br />single-family homes found in this area. <br />This versatile design has been very popular among our home buyers in the past few years. We <br />have designed a two-story townhome that feels and lives very much like a single-family home. It <br />includes structural options that lead to a wide range of floor plans and sale prices. This type of <br />home attracts a variety of different types of buyers. It attracts the traditional townhome buyer <br />which includes singles, young couples, and young families. The floor plan versatility and HOA <br />"snow and mow" maintenance also leads to about 30% of our buyers being empty nesters. This <br />leads to a nice blend of demographic groups living together in the neighborhood. <br />Townhomes will start at approximately 1,850 square feet of finished living space. A popular <br />option among empty nesters is the two-story addition to the rear of the home which adds a <br />sunroom to the first floor and a sitting room in the master bedroom on the second floor. <br />Depending on what options are chosen, anticipated townhome prices will range from the mid <br />$300k's to the high $400k's. Our customers appreciate this range of customization. <br />The number of homes within each building will vary from four to six. Every home will have a two - <br />car garage with space in the driveway for two additional cars. As things progress, we will also <br />incorporate guest parking stalls. <br />We have placed considerable effort on the architecture of the homes. Front facades are <br />individualized and stylized with varying windows, gables, shutters, materials, dormers, and roof <br />lines. The use of shakes and banding boards serve as strong accents. Side elevations present a <br />variety of roof lines and siding materials/patterns. Rear elevations also present a similar <br />combination of interesting and varied features and colors. You'll note that the front elevations <br />have varying amounts of stone as well. <br />Pulte offers a variety of energy efficiency and sustainability options. If our team is chosen to <br />proceed to the next step, we would be happy to have a detailed discussion about these <br />features. <br />Pulte Townhome HOA <br />Pulte will create a professionally managed homeowners' association (HOA's) for the townhome <br />neighborhood.
