Staff <br />recommends the addition of a pollinator seed mix (included as <br />condition of approval). <br />On Lot 1, there is a sidewalk and bench located in the SW corner <br />of the lot with a 1' setback, whereas 2' is the minimum required. <br />Staff is supportive of the encroachment (versus narrowing the <br />sidewalk, or parking lot). <br />On Lot 1, the landscaped area around the bench encroaches onto <br />Lot 2. This should be relocated to be entirely on Lot 1 (condition <br />added). <br />There is a wetland in the NW area of Lot 1. A Wetland Alteration <br />Permit is required for land disturbance within 100' of a wetland. <br />There is a minimum 100' building setback from a wetland, unless <br />a lesser setback is approved through a Wetland Alteration <br />22 Mounds View City Code, §160.012; USABLE OPEN SPACE. A required ground area or terrace area on a lot which <br />is graded, developed, landscaped and equipped, intended and maintained for either active or passive <br />recreation or both, available and accessible to and usable by all persons occupying a dwelling unit or rooming <br />unit on the lot and their guests. The areas shall be grassed and landscaped or covered only for a recreational <br />purpose.
