Whether the use will tend to or actually depreciate the area in which it is proposed. <br />Finding: There is no evidence that the proposed amendment to the PUD Narrative <br />will affect property values, or depreciate the area. <br />4. The character of the surrounding area; and <br />Finding: A. The proposed amendment to the PUD Narrative to reduce building <br />foundation setbacks IS; consistent with the surrounding area. The <br />deviation is minimal (6" on the east, and 2.5' on the north), and is not <br />visibly noticeable. <br />B. The proposed amendment to the PUD Narrative to allow a fence <br />within a front yard to exceed 48 " (specifically, 60') IS consistent with <br />the character of the surrounding area along Edgewood Drive. <br />C. The proposed amendment to the PUD Narrative to allow a fence <br />within a front yard to exceed 48 " (specifically, 8' tall segmented panel <br />fence) IS consistent with the character of the surrounding area along <br />County Road H2. <br />5. The demonstrated need for the use. <br />
