DEDICATIONS FOR PUBLIC USE. In all subdivisions to <br /> be developed for residential, corm rcial, industrial or other uses, <br /> or as a planned development which incluces residential, conrercial <br /> and industrial uses or any combination thereof, where the City Council <br /> deems appropriate, a reasonable portion of the total area of each <br /> proposed subdivision shall be dedicated to the public for public use <br /> as parks, playgrounds, public open space, or storm water holding areas <br /> or ponds, or, at the option of the City, the subdivider shall contribute <br /> an equivalent amount in cash based on the fair market value of the <br /> undeveloped land at the time of final plat or minor subdivision approval. <br /> Undeveloped land includes land which has utilities or imnroverents • <br /> available to it or located on it. <br /> In determining the reasonable portion of the total area of the proposed <br /> subdivision to be dedicated to the public, the City Council may take into <br /> consideration the open space, recreational areas, common areas and <br /> facilities, or storm water ponding areas, which the subdivider has pro- <br /> vided for the exclusive use of the residents or occupants of the sub- <br /> division. The portion of the total area of the proposed subdivision <br /> which is to be dedicated pursuant to these provisions shall be in <br /> addition to prooerty dedicated for streets, alleys, easerents, or other <br /> public ways. No area may be dedicated for public use pursuant to these <br /> provisions until such area has been approved by the City Council as <br /> suitable for the public health, safety, convenience or general welfare. <br /> (A) LAND DEDICATION. If the City Council, at its option, requires the <br /> subdivider to dedicate land, a maximum of ten percent of the total area <br /> of the proposed subdivision shall be dedicated for public use as parks, <br /> playgrounds, public open space, storm water holding areas or ponds. <br /> (B) CASH EQUIVALENT CRITERIA. If the City Council, at its option, <br /> requires the subdivider to contribute an equivalent amount in cash, <br /> based on the fair market value of the undeveloped land at the time of <br /> final plat or minor subdivision approval, in lieu of a land dedication, <br /> the following criteria shall be applied. <br /> 111 <br />
