Curb & Gutter16 Curb & Gutter is required for residential (7+ units), and <br />commercial/industrial. <br />The Developer is requesting that it not be required, due to <br />expense. <br />The purpose of curb & gutter is to direct stormwater runoff. <br />Without it, it is more likely that lawns will be driven over or <br />damaged by snowplows, creating divots and collecting runoff, or <br />damaging landscaping. Some townhome projects have it. Some <br />do not (Mounds View streets did not have curb & gutter for 50+ <br />years). <br />8. Truck Turnaround17 Fire Code requires a fire truck turnaround, unless the buildings are <br />sprinkled. The turnaround is more likely to be used by garbage <br />trucks and delivery vans. <br />The Developer is requesting that one not be required, due to <br />expense. <br />Without a turnaround, trucks will have to back out onto Long Lake <br />Road, which creates a hazard. Staff strongly opposes not <br />requiring a turnaround. <br />9. Preliminary/Final Plat (revised plans have not been submitted) <br />10. Stormwater Management (will be reviewed with the revised Preliminary Plat) <br />Strategic Plan Strategy/Goal: <br />• Continue BR&E program. Maximize utilization of development space and current list of <br />available sites.
